Page 5 of 5 “Registration” After completing the purchase of a property the buyer’s solicitor will register the buyer as the new owner of the property at the Land Registry. The solicitor will also register any mortgage provided by a lender. The registration process can take a few weeks to complete and the Land Registry will issue a Title Information Document when it has been completed. Proof of ownership of a property is the fact of registration at Land Registry rather than any deeds and documents. Title deeds are still required to prove ownership of a property when it has not been registered at Land Registry before. “Stamp Duty” is a government tax imposed on the purchase of a property. It is usually based on the purchase price being paid and is currently charged at the rate of 1% on property purchases of £125000.00 up to £250,000 when the rate charges increases to 3% on the whole of the purchase price. For properties in excess of £500,000 the rate of tax charged is 4%. |
