Page 2 of 5 At Underhill Langley Wright you, our client, are the most important person and we will always act in your best interests. We will advise you on the terms of the contract for the purchase. We will carry out legal searches and enquiries that will be fully acceptable to your mortgage lender. We will advise you on the title to the property you are buying and we will advise you of any onerous matters relating to the property eg payment of rent and service charges or whether there are restrictions on the use of the property eg your ability to extend the property. We will check the terms of your mortgage offer because some lenders will issue a mortgage offer which is subject to conditions that have to be fulfilled before the purchase can proceed. We will complete the purchase and register you at Land Registry as the legal owner of the property and when this is done we will let you have a copy of the legal title. There are many confusing terms and phrases used in the house buying process so here is a glossary of terms and a brief description of what they mean. “Subject to contract” is a term used by solicitors and estate agents to indicate that a sale has been agreed for a property but it is not yet binding on the parties and either the seller or the buyer can withdraw from the matter without any liability to the other party. |
